What type of apartments are
available?
LUX13 Apartments offers 1, 2, 3 and 4 bedroom floor plans. With 12
different options to choose from, ask your leasing specialist which
floor plan may work best for you based on what you are looking for
in your new apartment home.
How close is the community to UF's
campus?
We are located within biking and walking distance, 1.5 miles from
UF’s campus. You also quickly grab the RTS bus on routes 8 and 29.
How close is the community to Santa
Fe's campus?
We are less than 15 minutes from Santa Fe, 7.7 miles. You also
quickly grab the RTS bus on route 10.
When is rent due?
Rent is due on the 1st of each month, including August for lease
start date. Online rental payments through the Resident
Portal App can be automatically set up.
When is move-in day?
Please call our office for move in and move out dates.
What is your pet policy?
We are pet friendly in select floorplans with no breed restrictions
up to 80 lbs. The pet fee will range from $250-$350, and pet rent
will range from $25-45. Both pet fee and pet rent are dependent
upon the age and weight of your pet. We do not roommate match with
pets.
Do you allow subletting?
Yes. However, the resident will be responsible for finding his/her
own sublet. Once someone has agreed to take over the lease, both
parties will work with the leasing team to complete any necessary
paperwork.
Can my child pick their roommate?
It is not necessary to lease the apartment with other roommates.
However, we are more than willing to accommodate those that already
have roommates in mind. Roommate matching forms will be completed
at the time of application. Our roommate-matching survey is used to
best place each resident with another person that has the same
interests based on his/her answers provided.
Do you allow co-ed apartments?
Our policy is to only place residents with those of the same sex,
unless the apartment is fully leased with individuals who have a
written agreement of the living situation they prefer.
What if my child doesn't get along
with his/her new roommates?
We suggest that the roommates have a discussion of boundaries
immediately after moving in, even if they have known them for a
long time. This will help with establishing guidelines for living
together. We ask that roommates attempt to talk about any issues
within the household prior to contacting the leasing office. If
they are unable to resolve, the leasing team may be able to assist
with the outcome on a case-by-case basis.
Do you offer furniture packages?
Yes, we do offer furniture packages! For our 2 and 3 bedroom
apartment homes, there will be an additional $45- $55 monthly
charge. All of our 4 bedroom apartment homes have the furniture
included in the rental price.
What size is the bed provided in the furniture package?
We offer size FULL mattresses in all of our furniture
packages.
Do I have to pay for parking?
No. Parking is first come-first served and each resident will
receive a decal for resident parking.
What does all-inclusive living mean?
Each lease agreement will include all appliances will including
full-size washer and dryer. We also include internet, parking,
24-hr emergency maintenance, trash collection, recycling, and pest
control. Utilities is an additional monthly charge you will be
responsible for.
What utilities are my responsibility?
LUX13 is a direct bill community, so all utilities, including
electric, water, and sewer, will be billed directly to your account
and will be responsible for paying their entire utility
package each month, in addition to monthly rent.
What number do I call for an emergency work order?
If you have an emergency outside of business hours, please call
352-374-3866. Our call center will dispatch you to a technician
on-call.
